I can only comment on Flexwatt. This is all I have used in my homemade incubators for the heat source. Once something works for me I have a difficult time in changing. Vermiculite or Perlite can be purchased at Home Depots, Lowes, nursery's etc. You might have a hard time locating it at this time of the year because some stores remove it from the shelves because it is a seasonal item. A few weeks back I had a local nursery order me a 4 cubic foot bag of Perlite for only $15 dollars. I prefer using Perlite over Vermiculite, though they both work very well. A word of caution. Be sure you read the bag closely. Some manufactures add fertilizer to the Perlite and Vermiculite. I would not take a chance in using one that contained it.
